G+1 — a ground floor and one floor above — is the most common configuration for independent houses in Hyderabad's residential layouts. It doubles the living space on the same plot, and it is often built in two phases. Both of those make early structural decisions more important than they look.
What Does a G+1 Cost?

Why Is G+1 Cheaper per Sq Ft?

The shared foundation, plinth and roof save more than the heavier columns and footings cost, so a G+1 usually comes in a few percent cheaper per sq ft than the same area on one floor.

The staircase position affects the plan of both floors, so settle it before the drawings are made.
Building in Two Phases
Many owners build the ground floor first and the first floor a few years later. That works well if:
- Footings and columns are designed for G+1 and built that way in phase one.
- Column starter bars are left above the roof slab, with a lap length suited to the bar size, and protected from rust with a cement slurry or covering.
- The roof slab of the ground floor is designed as a floor slab, not a light roof.
- The building permission covers both floors.
The added cost in phase one is modest. Strengthening a structure later — jacketing columns, enlarging footings — is costly and disruptive.

The Short Version
A G+1 on 200 sq yards costs ₹48–60 lakh at standard finishes in 2026, a little less per sq ft than a single-floor house. Fix the staircase and the final number of floors before the drawings, design the frame for it, and buy cement and steel in full stage lots.
