G+2 is where many Hyderabad owners land: the family on one or two floors and rental income from the rest, or space for a joint family. At three floors, the structure starts to matter more — column sizes, footing design and concrete grades are driven by the loads of the floors above.
What Does a G+2 Cost?
| Plot | Built-up per floor | Total | Standard finish (₹2,000–2,500) |
|---|---|---|---|
| 150 sq yards | ~900 sq ft | ~2,700 sq ft | ₹54 – 67.5 lakh |
| 200 sq yards | ~1,200 sq ft | ~3,600 sq ft | ₹72 – 90 lakh |
| 300 sq yards | ~1,800 sq ft | ~5,400 sq ft | ₹1.08 – 1.35 crore |
Built-up per floor depends on setbacks for your plot and road width; your architect fixes the real figure. Add 10–20 percent for approvals, design fees, sump, septic tank, compound wall, borewell and connections.
G+2 or Stilt + 2?
On smaller plots, parking is often the deciding factor. A stilt floor leaves the ground level open between columns for vehicles, with habitable floors above.
| G+2 | Stilt + 2 | |
|---|---|---|
| Habitable floors | 3 | 2 |
| Parking | On the plot, if space allows | Covered, under the building |
| Ground floor rent | Possible | None |
| Cost | Three finished floors | Stilt floor is cheaper per sq ft (no walls, minimal finishes) |
Why Does the Structure Matter More at G+2?
Each column in a G+2 carries three floors and a roof. That means:
- Larger columns and more steel in them, commonly 12 and 16 mm main bars.
- Larger, deeper footings, and a stronger case for a proper soil test.
- Higher concrete grade in some members — M25 for columns and footings is common.
- Lap positions and stirrup spacing become more critical.
What Materials Does a 3,600 sq ft G+2 Need?
| Material | Thumb rule | Approximate quantity |
|---|---|---|
| Cement | 0.4 bags / sq ft | about 1,450 bags |
| Steel | 3.5 – 4.5 kg / sq ft | 12.5 – 16 tonnes |
| Sand | 1.8 cft / sq ft | about 6,500 cft |
| Aggregate | 1.35 cft / sq ft | about 4,900 cft |
At this scale, buying well matters. A ₹2 per kg difference on 14 tonnes of steel is ₹28,000; ₹10 a bag on 1,450 bags of cement is ₹14,500. Order each stage in full and get suppliers to compete for it.
Building in Phases
Many owners build the ground and first floors now and the second floor later. That works if:
- The foundation and columns are designed and built for G+2 from the start.
- Column starter bars are left projecting above the roof of the last floor built, protected from rust.
- The building permission covers the final number of floors.
The Short Version
Budget about ₹2,000–2,500 per sq ft for a G+2 at standard finishes in 2026 — roughly ₹72–90 lakh on a 200 sq yard plot — plus extras. Decide G+2 or stilt + 2 around parking, design the structure for the final height, and buy cement and steel at stage volume, because at this scale every rupee per unit counts.
