Many Hyderabad families build the ground floor first and add a floor when funds allow. The difference between an easy second phase and a costly one is decided in phase one.
Phase One Must Include
| Item | Why |
|---|---|
| Footings designed for final floors | Cannot be enlarged easily later |
| Columns sized and reinforced for final floors | Jacketing later is costly |
| Roof slab designed as a floor slab | It will become a floor |
| Starter bars with lap length | To continue the columns |
| Permission covering all floors | Building the extra floor legally |
| Stair plan | Internal core or external stair position |
| Services | Stacks, water lines, conduits sized and extended |
Protecting Starter Bars
- Leave them straight, at the length needed for the lap (often about 50 bar diameters).
- Coat with cement slurry or cover to prevent rust.
- Never bend them flat and straighten later.
Waterproofing the Temporary Roof
The phase-one roof will be a roof for years. Waterproof it properly, with a protective layer that can be removed or built over in phase two.
The Short Version
Design and build phase one for the final house — foundations, columns, slab, starter bars, permission, stair and services — and the second phase is a straightforward extension instead of a rescue.
