Small-Plot Design Tips That Save Money
- Use AAC blocks. Thinner AAC walls for internal partitions recover floor area, and lighter walls reduce the load on a compact frame. See AAC block size and weight.
- Stack wet areas. Put kitchens and toilets above each other to share plumbing stacks.
- External staircase on the setback side keeps the floor plate free and allows the upper floor to be rented.
- Avoid cantilevered rooms to gain area; they add steel and formwork cost and need the engineer's design.
- Plan parking honestly. A car on a 150 sq yard plot often decides between a stilt floor and a ground-floor unit.
