The 200 square yard plot — 200 gajalu — is one of the most common plot sizes in Hyderabad's residential layouts, from Kompally to LB Nagar to the colonies around Gachibowli. This guide works through what it costs to build on one, using 2026 rates, so you can turn a plot into a budget.
How Big Is a 200 Sq Yard Plot?
One square yard is 9 square feet, so 200 square yards is 1,800 sq ft. Common shapes are 30 × 60 ft and 40 × 45 ft.
You cannot build on all of it. Building rules require open space (setbacks) on the sides of the plot, and the required setback grows with plot size, building height and the width of the road in front. On a typical 200 sq yard plot, that leaves roughly 1,100 to 1,300 sq ft of built-up area per floor. Your architect works out the exact figure for your plot while preparing the plan for sanction.
What Does Each Configuration Cost?
The table uses 1,200 sq ft per floor and Hyderabad's 2026 standard-finish rate of about ₹2,000 to ₹2,500 per sq ft. Treat it as a planning range, not a quote.
| Configuration | Built-up area | Basic finish | Standard finish | Premium finish |
|---|---|---|---|---|
| Ground floor only | ~1,200 sq ft | ₹20 – 24 lakh | ₹24 – 30 lakh | ₹30 – 42 lakh |
| G+1 | ~2,400 sq ft | ₹41 – 48 lakh | ₹48 – 60 lakh | ₹60 – 84 lakh |
| G+2 | ~3,600 sq ft | ₹61 – 72 lakh | ₹72 – 90 lakh | ₹90 lakh – 1.26 cr |
| Stilt + G+2 | ~3,600 sq ft + stilt | Add 8 – 12% for the stilt floor |
The rate per sq ft falls slightly as you add floors, because the foundation, plinth and roof are shared across more area. But the foundation itself must be designed for the final number of floors. Designing for G+1 now and adding a floor in five years usually means strengthening columns and footings later, which costs far more than designing for G+2 at the start.
How Much Material Does a G+1 House on 200 Sq Yards Need?
Using early-budget thumb rules for 2,400 sq ft of built-up area:
| Material | Thumb rule | Approximate quantity |
|---|---|---|
| Cement | 0.4 bags / sq ft | 950 – 1,000 bags |
| Steel | 3.5 – 4.5 kg / sq ft | 8.5 – 11 tonnes |
| Sand | 1.8 cft / sq ft | about 4,300 cft |
| Aggregate | 1.35 cft / sq ft | about 3,250 cft |
| AAC blocks (8 inch external, 4–6 inch internal) | by wall area | from the drawings |
These two lines alone run into lakhs. A difference of ₹10 a bag across 1,000 bags is ₹10,000; ₹2 a kg across 10 tonnes is ₹20,000. That is why it pays to compare quotes for cement and steel at your full stage quantity rather than buying a few bags at a time.
What Else Do You Need to Budget For?
A per sq ft rate covers the building. On a Hyderabad plot you will almost always also need:
| Item | Typical range (2026) |
|---|---|
| Building permission and plan approval | depends on plot area and floors |
| Architect and structural design | often 2 – 5% of construction cost, or a fixed fee |
| Sump (underground water tank) | ₹1 lakh – ₹2.5 lakh, by capacity |
| Septic tank or sewer connection | ₹50,000 – ₹1.5 lakh |
| Compound wall and gate | ₹2 lakh – ₹5 lakh, by length and design |
| Borewell (where needed) | ₹1 lakh – ₹2.5 lakh, by depth |
| Electricity and water connections | varies |
| Interiors (kitchen, wardrobes) | ₹3 lakh – ₹15 lakh+ |
Together these commonly add 10 to 20 percent to the building cost.
How Can You Bring the Cost Down?
- Use AAC blocks for walls. They are lighter than red brick, which reduces the load on beams and footings, and lay faster. See AAC blocks vs red bricks.
- Keep the plan simple. Projections, cantilevers and irregular shapes add formwork, steel and labour.
- Buy cement and steel at stage volume, and get competing quotes. On Clyft, suppliers across Hyderabad bid for your exact order.
- Fix the specification first, so every contractor quote prices the same house.
The Short Version
A 200 sq yard plot gives you about 1,200 sq ft per floor. Budget roughly ₹24–30 lakh per floor at standard finishes in 2026, add 10–20 percent for the sump, compound wall, approvals and other extras, and design the foundation for the number of floors you will eventually build.
