BOQ for House Construction: What It Is and How to Use It

Clyft Editorial Team3 min read

A per sq ft quote is a single number that hides a hundred assumptions. A BOQ breaks the house into measured items, so you can see exactly what you are paying for — and what each contractor has left out.

What Does a House BOQ Contain?

SectionTypical itemsUnit
EarthworkExcavation, backfilling, disposalm³
PCCBeds under footings, floor basem³
RCCFootings, columns, beams, slabs, lintels, stairsm³
ReinforcementTMT steel by diameterkg / tonne
FormworkShuttering for RCC membersm²

Doors and windowsBy type and sizeNo.
Plumbing and electricalPoints, fixtures, pipesNo. / m

Each line carries a specification — "RCC M25 in footings", "8 inch AAC in adhesive" — so it is clear what is being priced.

How a BOQ Becomes a Material Order

Using a BOQ to Compare Contractors

  1. Send the same BOQ to every contractor and ask them to price each line.
  2. Compare line by line, not just the total. A low total with a suspiciously low steel or concrete rate deserves a question.
  3. Check missing items. A turnkey quote without sump, septic tank or compound wall is not comparable to one with them.
  4. Use it for changes. Extra work is priced at the BOQ rates, which prevents disputes.

When Is a BOQ Worth It?

For any house beyond a small single floor, almost always. The fee for preparing one is small against the savings from comparable quotes and controlled changes — and the quantities make buying cement and steel yourself straightforward.

The Short Version

A BOQ turns drawings into measured, priced items. It makes contractor quotes comparable, changes controllable, and material orders easy to plan stage by stage.

Frequently Asked Questions

What is a BOQ?

A bill of quantities lists every item of work in a building — excavation, concrete, steel, masonry, plaster, flooring and so on — with its unit and quantity worked out from the drawings. Contractors price each line, which makes quotes comparable.

Who prepares a BOQ?

Usually a quantity surveyor, the architect or the structural engineer, from the complete drawings and specifications.

What units are used in a BOQ?

Cubic metres for earthwork and concrete, kilograms or tonnes for steel, square metres for plaster, flooring and painting, running metres for skirting and railings, and numbers for doors, windows and fittings.

Why is a BOQ better than a per sq ft quote?

A per sq ft rate hides what is included. A BOQ shows every quantity and specification, so you can compare contractors line by line and control changes.

Can I use a BOQ to buy materials myself?

Yes. The BOQ quantities of concrete, steel, masonry and plaster translate directly into cement, steel, sand, aggregate and block orders by stage.
