The Checklist
Land and approvals
- Title verified; encumbrance certificate clear
- Layout approved, or plot regularised under LRS
- Building permission obtained on BuildNow
- Setbacks and permitted height understood
Design
- Soil test done
- Architectural drawings final, including Vastu positions if followed
- Structural drawings and bar schedules from a structural engineer
- Electrical and plumbing layouts
- Foundation and columns designed for any future floors
Money and contract
- Budget with extras and 10% contingency
- Specification of materials and finishes in writing
- Contractor chosen; contract with stage payments and retention
- Loan sanctioned and disbursement stages known, if borrowing
Site and supplies
- Setting out done and checked
- Water source — borewell, tankers, storage
- Temporary electricity connection
- Storage area for cement and steel
- Materials plan by stage; suppliers lined up
Timing in Hyderabad
Starting between October and February lets you finish foundations and much of the frame in dry weather and move indoors for the monsoon.
The Short Version
Land, approvals, design, money, contract and site logistics — all settled before the first trench. Every item on this list is cheaper to sort out now than mid-construction.
