On a narrow 20-foot plot, the house has to grow upward. Good design here is about light, ventilation and a staircase that does not swallow the floor.
Built-Up Area
Illustrative, assuming side setbacks are relaxed for a plot this small and a front setback of about 1.5 m:
- Width: 20 ft = 6.10 m (full width)
- Depth: 40 ft = 12.19 m − 1.5 m = 10.69 m
- Footprint: about 65 m² = about 700 sq ft per floor
Rules for small plots vary; your architect confirms what applies.
What Fits
| Layout | On ~700 sq ft |
|---|---|
| 1BHK with study | Comfortably |
| Compact 2BHK | Yes |
| 3BHK | Across two floors |
| Parking | Front setback or stilt floor |
Design Tips for Narrow Plots
- Stair along a side wall, or external at the rear, to keep the floor plate open.
- Light well or skylight over the stair to bring daylight into the middle.
- Windows front and back for cross-ventilation, since side walls may abut neighbours.
- Thin internal walls — 4–6 inch AAC.
- Stack wet areas on every floor.
Cost
| Configuration | Built-up | Standard (₹2,000–2,500) |
|---|---|---|
| Ground only | ~700 sq ft | ₹14 – 17.5 lakh |
| G+1 | ~1,400 sq ft | ₹28 – 35 lakh |
| G+2 | ~2,100 sq ft | ₹42 – 52.5 lakh |
Add 10–20 percent for approvals, design, sump, septic tank and connections.
The Short Version
About 700 sq ft per floor: build up, keep the stair efficient, bring light in from above, and budget ₹28–35 lakh for a standard G+1.
