Setbacks are where a plot's size turns into a house's size. They are not a formality: building into them is one of the most common violations in Hyderabad, and one that follows the property into every future sale.
How Do Setback Rules Work?
Hyderabad's building rules under G.O. Ms. No. 168 set setbacks using three inputs:

Very small plots have relaxed side setbacks, and buildings above 15 m follow separate, much larger all-round setbacks. Rules are amended from time to time and areas such as the Cantonment follow their own framework, so treat the figures below as typical, not binding.
Typical Setbacks on Common Plot Sizes
For independent houses up to about 10 m high on roads up to 12 m wide, setbacks in these bands are typical:

What Is Left to Build On?
Setbacks come off every side, so they cut more than you might expect. Two worked examples using the typical figures above:
200 sq yards, 30 × 60 ft (9.14 × 18.29 m):
- Width after 1 m each side: 7.14 m
- Depth after 1.5 m front and 1 m rear: 15.79 m
- Footprint: about 112.7 m² = about 1,210 sq ft of the 1,800 sq ft plot (67%)
150 sq yards, 30 × 45 ft (9.14 × 13.72 m):
- Width: 7.14 m; depth: 11.22 m
- Footprint: about 80 m² = about 860 sq ft of the 1,350 sq ft plot (64%)

How Does Height Interact With Road Width?
The width of the road in front caps how tall you can build, and more height raises setbacks. Narrow residential roads limit buildings to modest heights; to go higher, you need a wider road and larger setbacks. A G+2 house of about 10 m on a 30 ft road is a common configuration in Hyderabad's colonies. Confirm the cap for your road before you design for an extra floor.
What Can Go Into a Setback?
- Usually allowed, within limits: sunshades (chajjas), a compound wall, an open staircase in some cases, gardens, parking.
- Not allowed: rooms, enclosed balconies, or the main building extended into the margin.
Projections have permitted widths; your architect will show them on the plan.
The Short Version
Setbacks typically take a third or more of a small Hyderabad plot, so check them before you budget or design. They depend on plot area, height and road width under G.O. Ms. 168; get the exact figures from your architect, and build within them — a violation stays with the property.
