Built-Up Area After Setbacks
Worked example, 45 × 60 ft (13.72 × 18.29 m), using typical setbacks for a plot of 200–300 m² on a road up to 12 m (about 2 m front, 1.5 m sides and rear):
- Width: 13.72 − 2 × 1.5 = 10.72 m
- Depth: 18.29 − 2 − 1.5 = 14.79 m
- Footprint: about 158.5 m² = about 1,700 sq ft per floor (63% of the plot)
Plot shape and road width change this; your architect confirms it.
