Why Square Metres Matter
Building rules — setbacks, permitted height and the BuildNow approval categories — are written in square metres. A plot just above a threshold can fall into a different setback band. For example, a 240 sq yard plot is about 200.7 m², just over the 200 m² line that many setback tables use.
From Plot to Construction Budget
- Convert plot area to sq ft (× 9).
- Subtract setbacks to get the built-up area per floor (often 60–70% on small plots).
- Multiply by the number of floors.
- Multiply by the per sq ft construction rate.
For a 200 sq yard plot: 1,800 sq ft → about 1,200 sq ft per floor → 2,400 sq ft for G+1 → at ₹2,000–2,500 per sq ft, ₹48–60 lakh.
